Few disagree that it’s the people who bring color to New York City’s vibrant neighborhoods. We know the stories of an artist-populated Soho of yore, and the Artist-In-Residence “loft law” that helped make it possible. The neighborhood’s affordable-to-artists days are long gone (along with the apartment’s AIR designation), but we remain charmed by its lofts, for their proportions, and a fantasy of their past.

6sqft featured the studio of Belgian-American figurative painter Serge Strosberg and theatrical stylist David Mandel at 515 Broadway (also known as 84 Mercer Street) nearly 10 years ago; despite a mall-ified Soho and A-list celebrity neighbors, the artist vibe was there, in a riot of color, materials, and chaos.

Strosberg is now selling the loft for $4,995,000. The proportions remain, but its interiors read more real estate office than real artist’s loft, offering the next owners a blank canvas of their own.

The renovated two-bedroom floor-through loft co-op in SoHo’s iconic Cast-Iron Historic District interprets modern elegance as sleek, contemporary minimalism. The absence of raw loft edges is filled by seamless Italian cabinetry, bespoke shelving, and lots of white.

Enter from a semi-private elevator landing and step into a vast loft space with iconic neighborhood views. Twelve-foot ceilings of pressed tin panels pay homage to a past life. The main space awaits loft parties to come, with walls that make a perfect backdrop for art created elsewhere.

The open-concept Pedini Artika kitchen is a sinuous interpretation of the loft kitchen. Liebherr and Bosch appliances, customized storage, and a breakfast counter give 21st-century buyers what they’re looking for.

To one side of the loft, the primary bedroom offers an en-suite marble bath with a custom soaking tub. Another bedroom has a full bath with “Gaudí-inspired glazed tiling” and a grotto-inspired shower.

For added 21st-century convenience, there’s a laundry room with a Bosch washer/dryer and a utility sink, central zoned HVAC, and direct in-unit access to a private freight elevator. The pet-friendly co-op has a video intercom system and an on-site superintendent.
