Former home of New York Stock Exchange in FiDi to become nearly 400 apartments

Plans were filed this week for another office-to-residential conversion in the Financial District. GFP Real Estate on Wednesday filed a permit application to convert the 20-story building at 40 Exchange Place into a mixed-use development with 382 apartments and retail space, as first reported by The Real Deal. The project is GFP’s latest conversion effort, following a $288 million construction loan secured in January for a similar project at 222 Broadway.

A housing lottery opened this week for 143 mixed-income apartments at the former Financial District headquarters of Goldman Sachs. Redesigned by CetraRuddy and developed by Metro Loft and Silverstein Properties, 55 Broad Street is an office-to-rental conversion with 571 apartments and 25,000 square feet of amenities, including a rooftop pool. New Yorkers earning 40, 80, and 100 percent of the area median income can apply for the units, priced from $912/month studios to $3,522/month three bedrooms.

World Trade Center to host free watch parties for Yankees-Mets series

It's a big weekend for New York baseball fans. The first Subway Series of the season kicks off on Friday, with the Yankees and Mets facing off as part of Major League Baseball's inaugural "Rivalry Weekend." With both teams currently taking the top spot in their division, and Juan Soto returning to the Bronx for the first time since signing with the crosstown foe for $765 million, the games promise to be can't-miss television. To revel in the rivalry, the Port Authority of New York and New Jersey will broadcast all three games on giant screens (with sound) at the North Oculus Plaza on the World Trade Center campus.

Banksy mural rescued from a Red Hook warehouse wall on view at Brookfield Place

In a decade-long story with elusive British graffiti artist Banksy at its heart, an upcoming Guernsey's auction on May 21 will bring a 7,500-pound chunk of a Red Hook, Brooklyn warehouse to The Winter Garden at Brookfield Place. An outer wall of the warehouse in question was the site of a warehouse-wall-sized work created by Banksy in 2013, titled "Battle to Survive a Broken Heart," consisting of a bandaged red heart-shaped balloon. The painting bears the distinction of being the only one of his works that the artist has gone back to retouch after its completion.

Parisian retailer Printemps opened its first United States concept in New York City this week. The 160-year-old French store has taken over two floors of One Wall Street, a 50-story Art Deco tower in the Financial District that is now home to over 500 luxury apartments. Designed by architect Laura Gonzalez, the 55,000-square-foot concept is made to feel like a whimsical interpretation of a Parisian apartment, with five food and beverage experiences, beauty and treatment rooms, clothing repair, and more, bringing together retail, dining, hospitality, and culture under one roof.

Fraunces Tavern exhibit will explore revolutionary history to mark 250th anniversary of United States

A New York City bar that had a role in the Revolutionary War is celebrating the 250th anniversary of the United States with a special exhibition. This spring, the Fraunces Tavern Museum will open "Path to Liberty: The Emergence of a Nation," a chronological, multi-year installation exploring the historic events that took place at the tavern and in New York throughout the American Revolution. Opening on April 22, the exhibit will also showcase the tavern’s role in history, from hosting the Sons of Liberty to serving as the site of trials that led to the emancipation of thousands of Black Loyalists.

A fish sculpture by Frank Gehry now hangs in the lobby of 3 World Trade Center

A new sculpture by famed modernist architect Frank Gehry is now on display in New York City. Silverstein Properties on Thursday unveiled "Untitled (Fish on Fire, Greenwich Street) 2024," a 20-foot by 7-foot copper fish sculpture suspended in the lobby of 3 World Trade Center. Gehry, known for his creative use of materials and innovative designs found around the world, has used the fish as a motif in his work since the 1980s. The new sculpture is the "largest suspended fish sculpture ever created" by the architect, according to Silverstein.

Nation’s largest office-to-residential conversion starts leasing for 1,300 apartments in FiDi

The largest office-to-residential conversion in the country officially began leasing in the Financial District. The former 1960s office tower at 25 Water Street, once home to JPMorgan Chase and the New York Daily News, is now a luxury apartment building with 1,320 homes and 100,000 square feet of amenities, following a two-year redevelopment designed by CetraRuddy. Dubbed "SoMA," for its location in "South Manhattan," according to a press release, the rental is the first to take advantage of the 467-m tax break, a new incentive for converting offices to residential space.

Make a wish at a new public art installation in the Financial District

A new public art installation shines bright in the Financial District. Created by design studio Hou de Sousa, "Star Light Star Bright" draws inspiration from the cultural tradition of wish trees, where people attach wishes in writing, artwork, ribbons, and cloth, hoping they come true. Located at the plaza in front of 140 Broadway, the immersive installation invites New Yorkers to tie colorful "wish ribbons" to the chain links, growing into a Chia Pet-esque artwork full of hopes and dreams.

‘Canstruction’ returns: NYC’s large-scale can sculpture contest kicks off in FiDi

"Canstruction," the beloved annual competition challenging teams of architects, engineers, and contractors to create intricate sculptures from cans, is returning for another year. As part of the contest, participants create large-scale structures using unopened food cans, all of which are donated to City Harvest, New York City's largest food rescue organization, and distributed to food pantries afterward. Hosted at Brookfield Place, the event is free and open to the public, running from October 31 through November 11.

The nine-story Victorian atrium at the Beekman Hotel is now a New York City landmark. The Landmarks Preservation Commission on Tuesday voted to designate the central atrium at 5 Beekman Street in the Financial District as an interior landmark, recognizing both its stunning architecture and the restoration project that returned the space to its 19th-century glory. Built as part of the commercial building Temple Court, and now the centerpiece for the converted Beekman Hotel, the space consists of eight tiers of galleries topped by a pyramid-shaped skylight.

New York City officials this week broke ground on an ambitious project to defend Lower Manhattan from climate change. Mayor Eric Adams on Monday announced the start of work on the city-funded Battery Coastal Resilience Project, a $200 million plan to rebuild and raise the wharf promenade in The Battery, part of a larger effort to protect Lower Manhattan from sea level rise and storm surge. Slated for completion in 2026, the project will protect 100,000 residents, 300,000 jobs, and 12,000 businesses in the area, according to the city.

The Landmarks Preservation Commission (LPC) on Tuesday voted to approve designs for a new hub that will give workers a place to rest during bad weather, charge their phones and e-bikes, and learn about e-bike and battery safety. Central to many delivery routes, the new structure replaces a vacant newsstand on the western edge of the park.

Once part of New York City architectural lore, the nine-story Victorian atrium at The Beekman Hotel may soon be formally recognized. The Landmarks Preservation Commission on Tuesday voted to calendar the central atrium of 5 Beekman Street for consideration as an interior landmark. Built as part of the 19th-century commercial building Temple Court, the space consists of eight tiers of galleries topped by a cast-iron pyramid-shaped skylight. For decades, the atrium was walled in and off-limits to the public, until work began in 2014 to restore and transform the historic building into a hotel. Now a decade after the project began, the stunning atrium, restored to its former glory and the centerpiece of the luxury Beekman Hotel, is up for landmark status.

Westfield sued over plans to ditch Fulton Center

A plan from the Westfield Corporation to exit its 20-year retail lease at Fulton Center early is being met with a lawsuit from the New York City Transit Authority. As first reported by Bloomberg, the NYCTA sued Westfield after the mall operator announced it wanted to terminate its lease 10 years in. The suit, which aims to keep Westfield as the mall's operator, claims the transit agency would suffer major financial losses that could impact commuters if Westfield pulled out of the lease.

Created by Montreal-based design studio Ingrid Ingrid, "Domino Effect" features 120 giant dominos scattered across 12 tables in Fosun Plaza, with each domino giving off a unique sound and color. Presented by the Downtown Alliance in partnership with Quartier des Spectacles International, the installation is on view at Fosun Plaza in front of 28 Liberty Street through March 6.
